PROJECT DESCRIPTION

PFM Melton Syndicate Pty Ltd has purchased 10.16 hectares of residential land with approved zoning for subdivision into residential allotments, known as  559 Coburns Rd Melton ( Harkness ) 3337.

The key terms of the Contract of Sale are detailed later in this document, along with a project feasibility and anticipated investor returns of up to 20% pa on equity invested 

It is anticipated the development of the 180 Lots, in accord with a draft Concept Plan of Subdivision will be a 4 year investment timeframe, over 3 stages of approx. 60 lots per stage.

The final number of lots will be subject to council application, however based on the Shire of Melton Planning scheme the assumed lot numbers as per the draft concept plan is conservative. 

Investors will hold shares in PFM Melton Syndicate Pty Ltd with an issue price of $1.00 per share. The number of shares each investor will hold will be based on the dollar value of funds contributed divided by the share issue price. 

The property is strategically located within the Melton/Harkness North Precinct Structure Plan ( PSP ) and is zoned for residential development close to many services, in the northern western precinct of Melton being:

  • 45 min ( 45 Km ) to Melbourne CBD 
  • 13 Primary & Secondary Schools within a 3 km radius
